Buying Industrial Land in the Oragadam–Sriperumbudur Belt: What Owners Are Asking
The stretch from Sriperumbudur down to Oragadam and Padappai is where Chennai's manufacturing lives: automobile plants, component suppliers, electronics assembly and the warehousing that serves them, all within reach of the Bengaluru highway, the Outer Ring Road and Ennore port. Large industrial parcels here rarely appear on the open market, so buyers tend to ask two questions first: what does an acre cost, and what makes a parcel actually usable? This guide answers both from the listings currently on our portfolio.
How the rest of the region compares
- GST corridor, Kumaravadi near Chengalpattu — 7 acres on the Bukkathurai–Uthiramerur road at Rs 3 crore per acre. See FS-124.
The checks that decide whether a parcel is buildable
- Land classification. Most large parcels here are punjai (dry) agricultural land. Industrial use needs conversion and a layout or building approval from DTCP, or from CMDA inside the metropolitan area. Ask for the classification on the patta before discussing price.
- SIPCOT and industrial-park boundaries. Land inside a notified SIPCOT area follows SIPCOT's allotment rules; land beside it does not. Know which side of the line you are on.
- Contiguity and survey numbers. A 95-acre "holding" is often thirty survey numbers. Insist on a combined survey sketch and confirm there are no enclaves or path rights through the middle.
- High-tension lines and water bodies. HT corridors and poromboke tanks cannot be built over and shrink the usable area. Walk the boundary with the sketch in hand.
- Approach road width. Trailer access needs a 40 ft road at minimum. A parcel reached by a 20 ft village road will need a road-widening purchase first.
- Power and water. Confirm the nearest substation capacity and whether groundwater or Metro Water is realistic for the intended use.
- Title chain. Thirty years of encumbrance certificates, legal-heir certificates where the land is inherited, and no pending land-acquisition notification.
What we do before a site visit
Every land listing on our portfolio is confirmed with the owner or their authorised representative before it is published. For industrial parcels we collect the survey numbers, the road-frontage figure and the stated approval status up front, so a buyer's first visit is a decision visit, not a discovery visit. If you are looking for a specific extent in this belt, tell us the requirement and we will match it against verified inventory and our director network. The full list of land currently available is on the land for sale page.
Figures in this guide are the asking prices stated by owners for listings on the Elite FourSquare Realtors portfolio as of 10 September 2026. They are not valuations. Every listing is verified with the owner before publication, and prices change; the listing pages carry the current figure.
